EXCELLENCE IN AMENITIES AND FACILITIES

Forest Highlands Golf Club is a master-planned residential golf club community located in Coconino County, Arizona, approximately six miles south of the City of Flagstaff. Access to Forest Highlands is via Highway 89A. The 1100-acre development is located in the shadow of the San Francisco Peaks, nestled among the world’s largest stand of Ponderosa Pine.

Established in 1987, Forest Highlands features two 18-hole championship golf courses winding through lush green meadows, gentle mountain canyons and centuries old Ponderosa Pine forests. With 36 holes of private golf, Forest Highlands is unmatched by any other high country community in the Southwest.

CANYON GOLF COURSE Established in 1988

Opened for play in July 1988, the Canyon course winds through the whispering ponderosa pine trees with dramatic elevation changes and meandering streams. The course was designed by Tom Weiskopf and Jay Morrish and has accumulated numerous accolades. Its unique combination of six par threes, seven par fours, and five par fives stretch 7008 yards and plays to a par of 71. Since its inception, the Canyon course has received many awards for its beauty and challenge and has consistently been ranked as the top course in the state of Arizona and in the top 100 golf courses in the US.

MEADOW GOLF COURSE Established in 1999

The Meadow course opened for play in July 1999 and was designed by Tom Weiskopf and consists of a traditional par 72 layout playing 7300 yards. The course wanders in and out of the towering pine trees and through a 45-acre meadow encompassing majestic lakes, wetlands, native grasses, and wild flowers, and which incorporates five golf holes and two lakes.

This course offers a nice contrast to the heavily treed Canyon course. With the addition of the Meadow course and its great complement to the Canyon, the membership and their guests can enjoy a wonderful golfing experience at Forest Highlands.

CANYON CLUBHOUSE

Serving as the community’s more formal social center, the 29,000 square foot clubhouse includes dining areas, lounge, large banquet facility, 2 firepits, men’s and women’s locker rooms, practice facility, cart storage, pro shop, and administrative offices. The Canyon Clubhouse overlooks a wooded ravine to the south allowing views of the Forest Highlands’ community and golf course, while the dining room and its adjacent outdoor terraces are oriented with spectacular views of the San Francisco Peaks to the north. A swimming pool with adjoining patio area, 2 bocce courts, and 4 outdoor tennis courts are located adjacent to the clubhouse. The design of this area reflects social considerations and landscape concerns as well as recreational usage.

MEADOW CLUBHOUSE

The 22,400 square foot Meadow Clubhouse offers a more casual atmosphere including indoor and outdoor dining options, lounge, event lawn, snackbar, 2 outdoor firepits, men’s and women’s locker rooms, cart storage, pro shop, health and fitness facility, massage rooms, steam rooms, and a comprehensive double-sided practice facility. The Meadow Clubhouse overlooks the 9th green with glimpses of course lakes and Mt. Elden in the distance.

RECREATION CENTER

The Recreation Center is home to expansive children’s programs, a swimming pool, splash pad, hot tub, snackbar and game room.

Other community amenities include 24/7/365 manned gatehouse and security, multiple parks, playgrounds, fishing ponds, a 34,000 sq. ft. 18-hole putting course, basketball and volleyball courts, and a path & trail system nearly 3 miles long. Forest Highlands provides and maintains its own fresh water through 10 wells, a wastewater treatment facility and 26 miles of roadways.

The Leadership Team of Forest Highlands consists of the most important people in the daily operation of the Club and HOA. They are dedicated professionals willing to do whatever it takes to help Forest Highlands succeed, including leading, innovating, keeping members satisfied, balancing budgets, communicating and delegating responsibilities and overseeing construction and renovations. QUALITY AND COMMITMENT OF MEMBERS

Forest Highlands is a year-round, primarily second home community located in Northern Arizona at an elevation of 7000’. A large portion of the membership comes to Forest Highlands to escape the summer heat of the Phoenix area as well as to enjoy winter activities such as skiing, sledding, and weekend dining and children’s programs. This 24/7/365 gated community comprises 1,100 acres and includes 812 home sites with 757 completed homes. There are currently 865 memberships with an average age of 55. The membership is comprised of 30% who have been members 20+ years, 30% who have been members 10+ years and 40% who have joined within the last 10 years. The number of individuals with full membership privileges including spouses, children and/or grandchildren is in excess of 3,500 individuals.

Since 1996 the members of Forest Highlands have made it possible for our employees to be part of a Scholarship Program to assist in offsetting some of their education costs.

Since its inception the FH Education & Amateur Golf Organization has raised and awarded over $250,000 in scholarship monies.

FH EDUCATION & AMATEUR GOLF ORGANIZATION

In addition to the FH Education & Amateur Golf Organization, the Forest Highlands Foundation is a second 501c3 charitable organization that annually raises funds for local charitable entities in the greater Flagstaff area. Since its inception in 1999 the Foundation was originally established by Forest Highlands residents, and is run, staffed, and funded by volunteers from our community. It has raised more than $6 million and annually distributes over $250,000 each year to organizations that provide for the well-being of some of the most vulnerable members of the Flagstaff community.

GOVERNANCE AND PRUDENT FISCAL MANAGEMENT

The Forest Highlands Association owns and operates the Forest Highlands’ golf courses, clubhouses and all related property, facilities and equipment through a nine member elected Board of Directors and their assigned committees. Board members undergo a thorough orientation process prior to running for the board to ensure they understand the purpose, duties and responsibilities of the Board of Directors. Each Forest Highlands Member is obligated to pay assessments to the Association, including a regular monthly assessment. This regular assessment covers all operating costs of the Association and the Golf Club including greens fees, maintaining the courses, security, roadways and other common facilities. It combines the typical “club dues” and “HOA fees” into one rate.

A component of the monthly assessment is also allocated to the reserve fund which covers the cost of future replacement of permanent assets owned by the HOA. The HOA engages an outside firm to periodically prepare an analysis of the assets to be funded, estimate their lives until required replacement, and determine the amount necessary at the end of each year to provide for the required funds when needed. A Five Year Projection is a forecasting tool used by the Finance Committee and Board to provide estimates of the operations and investment funds projected five years into the future based on current operating assumptions. The proforma is a living document and is revised annually based on changes that occur in the previous year and new operating assumptions based on input from committees and the Board. It provides an opportunity for the Board and Finance Committee to make financial decisions based on the projected future needs of the Association and to evaluate the financial impact of operational changes on the monthly assessment.

ADAPTING TO CHANGE

The vision of the Association is to maintain Forest Highlands as the finest golf and family centric community in the Southwest.

In September 2014 the members of Forest Highlands approved a $6.5 million renovation and expansion plan for the purpose of enhancing the amenities of Forest Highlands. The Master Plan included enlarging the fitness facility adding massage and steam rooms, enlarging and adding multiple amenities to the Recreation & Pool facilities, updating and enlarging the lounge, dining and patio areas of both clubhouses, and renovating the kitchen facilities at both clubhouses. The Master Plan renovation was completed in May 2016 and has received outstanding reviews from both members and their guests.

Master Plan projects currently funded for construction in 2022-2023 include 8 dedicated Pickleball courts, expansion and renovation of the existing tennis pro shop, renovating and enhancing 6 community restrooms including adding comfort stations, and remodeling the Canyon pool to include zero-depth entry and a hot tub. All of these projects will be funded using existing capital and reserve funds.
