Dear Fellow Members:

It’s my distinct honor to provide my first update to you as President of the Board. I am humbled and grateful to be part of such a hard-working and dedicated team, and I have no doubt that with the group we have in place, this will be yet another wonderful year to be part of our great Forest Highlands community. Though you heard from him already last month, I wanted to take a moment to welcome our new General Manager and COO, Doug Sutter. For those of you who have met Doug, I know you will agree that in addition to his wealth of knowledge and experience, he is very passionate about making our community the best it can be. For those that haven’t, be ready for a fabulous experience as Doug’s charisma and professionalism are sure to win you over. Please join me in welcoming Doug to our own “ohana” here at Forest Highlands! The inaugural gathering of the newly elected 2024 FHGC Board of Directors took place on January 29th at the Anthem Civic Center. All Board members were present and participated in a great first meeting to the year. One of the main objectives for the Board this year is to prioritize the ongoing maintenance needs of our club. Some of these projects include the Fresh Water Tank Project that began in February, with on-site tank construction scheduled to begin in early May, the Wastewater Treatment Plant Roof that is currently in progress, and ongoing community roadwork.

The site has been prepared with tree removal and earthwork, clearing the way for smooth construction. Next up: mainline installation kicks off shortly, bringing us one step closer!

Capital projects were also discussed, including the swift progress of the Covered Bridge Restroom Pavilion, slated for completion in April. The Tennis Building, which initially had a slower start, is expected to move more quickly now following the completion of concrete and underground work, with an anticipated finish by the end of May. Efforts are also underway to update all audio-visual items at the Meadow Clubhouse and Recreation Center. In the General Manager report, it was suggested to transition the calendar of events to a digital format, with a limited number of hard copies available upon request, aiming to save the Club a substantial amount in the future. Furthermore, a demonstration is underway for a new communication app named Clubster, featuring some exciting functionalities. We will continue to pursue improving communications to the community to enhance everyone’s overall experience. Two motions were introduced and approved during Design Review. The first motion granted approval for the updated plant list, while the second mandated the Forest Highlands Horticulturist to assess new landscape designs for the HOA when a project is proposed. The Forest Highlands Horticulturist will also provide input on enhancing the entrance area landscaping this Spring to create a more impactful entry. Be sure to keep an eye on the Member website towards the end of the month for the release of the Season Calendar of Events. I’m truly looking forward to another successful season at Forest Highlands and wishing you and your family a wonderful March!

LEGACY SPECIAL MEMBERSHIP

Do you have a family member who loves Forest Highlands as much as you do? Perhaps your brother-in-law or parent is an avid golfer, but they don’t want to purchase property? Immediate Family members have an opportunity to become a member at a reduced cost under the Special Membership category as a Legacy Special Member. Legacy Special Memberships are available for purchase by the immediate family of existing Forest Highlands’ members in good standing with the Club. Immediate family is defined in the Association Rules as parents, grandparents, children, grandchildren, siblings, parents-in-law and siblings- in-law. This is a great way to continue the membership privileges for your children who are now over the age of 25. They can become full-privilege members and you no longer have to pay for their guest fees! Legacy Special Members are subject to the same rights and obligations as Special Members of the Association as set forth in the Amendment to and Restatement of Declaration of Covenants, Conditions and Restrictions for Forest Highlands, as amended from time to time (the “Declaration”), the Articles of Incorporation, Bylaws, and Rules and Regulations of the Association. Legacy Special Members are responsible for paying all Regular, Reconstruction, Capital Improvement and Special Assessments.

The monthly dues rate for a Legacy membership is the same as the Regular membership at $1,410 per month for 2024.

Legacy Special Memberships are also available for purchase by former Forest Highlands’ members who either sold their property or resigned their membership within the previous six months.

Former Forest Highlands members are eligible to purchase at the Legacy rate as long as they would qualify under the same conditions as for an Exemption from the New Owner Capital Contribution Fee. Anyone interested in purchasing a Legacy Special Membership must fill out and submit the Special Membership Purchase Agreement and Special Membership Application Form. These forms can be obtained by contacting the Administration Office at 928-525¬9014 or by email at membership@fhgc.com. The cost for a standard Special Membership (available to non-family members) is $105,000 effective January 1, 2024.

Exterior HVAC equipment is required to be ground mounted adjacent to the residence and concealed from view from the street, neighboring properties, common areas and the golf course by walls of sufficient height. To assist with compliance for utility screen walls this year, our Concierge team from our Recreation Department is offering installation packages at capped costs using the HOFT screen wall system for both two-sided and three-sided utility screen walls. For any changes to your lot or the exterior of your home please refer to the Development Standards. DRC Meeting dates are done on a monthly basis. DUE DATE Submittals are due by the 10th of each month to be reviewed in that month. A project that is submitted on March 8th will be reviewed in March, and a project submitted on March 12th will be reviewed in April. PLAN REQUIREMENTS (ONLINE ONLY)! Plan submittals are required to have a digital copy (PDF). Over its 25 years, the Foundation has given grants exceeding to Flagstaff area charitable organizations. $7 MILLION

DID YOU KNOW?....

In January 2024, the Foundation was granted 501 (c) 3 status enabling Forest Highlands members to make tax-deductable gifts directly to the non-profit entity. Founded in 1999, the Foundation will be celebrating its 25th Anniversary this summer.

The Foundation will be hosting an Anniversary Gala to celebrate the milestone on July 13, 2024 in the Canyon Clubhouse.

OPTION #3: ONE TIME SERVICE You will have the opportunity to schedule on a one-time basis, but we will not be accepting emergency calls. Snow Removal service will be by appointment only, and you will not be guaranteed a spot by the time requested. $90/hour with an hour minimum every time we clear your driveway.

OPTION #4: PATH LIST If you would like a path to your front door cleared for a Security House watch, it will be $35/hour with a one-hour minimum. All other paths will be $45/ hour with a one-hour-minimum DISCLAIMER: Driveways that are not cleared on a regular basis and have 4+ feet of snow accumulat- ed may incur an additional charge for equipment wear and tear.

Dispose of used towels at “Dirty Towel Bins’’ located at the Pool Deck entrance & exit. Please ensure the thermal cover is replaced on the jacuzzi once you have finished using it. Your cooperation is greatly appreciated. Pets are not allowed on the Pool Deck, except if they are leashed at the temporary dog parking zone available at the Peaks Café’ (Recreation Center) from 7 – 9am if picking up coffee or breakfast to go. Smoking is prohibited on the pool deck.

DWELLINGLIVE “RESIDENT/GUEST” ONLINE PROGRAM – REVIEW & LIST CLEAN UP

Thank you to the many members that have worked with Security on a community Guest/Visitor list cleanup project in the past. It is believed at a minimum an annual maintenance/review of guest lists creates reliable lists and minimizes unauthorized community entry. Security has begun a review of guest lists and in April if your list is found to be extensive, a copy of your list will be emailed with suggestions on how to reduce the list and manage going forward. A few quick tips when using your dwellingLIVE account: 1. Consider using the “PERMANENT” guest option for only family members and a few regular contractors such as a cleaning company and a handyman; and 2. Contact Security to establish your own personal dwellingLIVE account so you can maintain your own list. The account can be arranged by emailing security@fhgc.com and asking to set up the account; please provide your member number when requesting the account.

HOUSE WATCH UPDATES If you have not already completed a new House Watch contract, please send an email to security@fhgc.com asking for one and we will send it to you. We will continue to send monthly email reminders to those still using the program we have not received a newly completed form from. Hose Watch services are $125 per month you are enrolled in the program.

HOUSE WATCH REVIEW From a current House Watch customer: “I am very pleased with the house watch program. Last week security called me about a leak they found in my study. This caused paint and drywall damage. Frankly it was in a area that I might have missed. My roof was just replaced in July 2023. (very expensive). I called the roofer and repairs were made quickly. Thanks to your staffs’ rapid response I was able to avert another catastrophe and saved a lot of money. Please commend them!!” SECURITY FEES Many members make special requests each month that require a security officer to make a special trip to a member’s home. Due to the substantial amount of personnel time and labor dollars required to perform these requests and key sign outs it is necessary to charge a nominal fee for these special requests and key sign out services. Below is a list of fees for services offered: Special Service Requests – Common (Key sign-outs involving disarm/rearm of alarm, escort visitors, thermostat adjustments, water on/off with valve inside home, etc.) Members on House Watch 2 free per month, then $15 per event Members not on House Watch $15 per event

BIKING SAFETY

6.13 Biking When riding a standard bicycle, battery-powered bicycle, scooter, battery-powered scooter, e-bike, e-bicycle, electric bicycle, e-bike, electric bike, or any similar battery powered two-wheeled vehicle that does not have a combustion engine that burns fuel, within Forest Highlands, riders must stay on the right hand side of the road, traveling with traffic and adhere to all traffic signs. Biking is allowed on the cart paths before and after golfing hours, (generally before 7:00 am and after 7:00 pm). The following tips are recommended for your safety [mandatory for all riders up to and including 14 years of age]: 1. Wear an approved helmet 2. Be visible, wear bright clothes 3. Use lights at night 4. Stay in a single file formation 5. Accompany children on bikes
