LEADERSHIP

Dirck Iacobelli, Board President Patty Ashbrook, General Manager / COO

As we head into the final 4 weeks of the 2023 Season and the beginning of the annual budget process for 2024, I thought I would provide you with an update on the overall Club operation this year, our current financial position and projection for the end of the fiscal year, and what we are anticipating for 2024. Forest Highlands remains in an enviable position in the private club industry. We are debt free, we offer first class amenities that appeal to a broad range of interests and demographics, and we reflect solid value when compared to our peer set of similar clubs and communities. According to recent statistics provided by our real estate partners Forest Highlands Group, Forest Highlands has seen home value increases in excess of 195%, all within the last 4-5 years, and we remain in a strong seller’s market with extremely low inventory of properties for sale. We continue to maintain a waitlist of individuals interested in purchasing Special Memberships and based on demand for these we anticipate running out of this type of membership by 2025. Membership satisfaction and loyalty measured by our Net Promoter Score is the highest it has ever been at 86 versus the benchmark of 63 for our peer set. This is a wonderful testament to the exceptional staff we have had this summer, as well as to the membership and the overwhelming support you have given to the Club. With the Club functioning near record levels of participation and usage, (above record levels in some areas) we are experiencing higher costs for labor, and many supply costs and expenses such as fuel and utilities, have also exceeded budget expectations. Our financial projections through December 31 currently show projected revenues to end the year 3.2% higher than budget with $320,000 in more revenue coming primarily from F&B, Recreation & Racquets. Expenses are projected to end the year 3.8% higher than budget with $670,000 in higher costs in those

same areas of F&B, Recreation & Racquets. The projected Net Loss for 2023 is ($276,500) which is nearly identical to the Net Loss experienced in 2022 of ($274,500). The back-to-back years of net losses are having a negative impact on our operating cash flow, which will require that we withdraw funds out of the investment account set aside for operations for just such an occurrence. Rebuilding our operating cash funds so we are not subject to taking out a loan on our line of credit will be a top priority for 2024 and will require budgeting for adequate net income in 2024. The Finance Committee and Board have established initial assumptions for the 2024 Operating and Capital/Reserve budgets and the committees have each provided valuable input as your Leadership Team works on developing the financial plan for 2024. A key part of the annual plan is ensuring that the budget reflects membership expectations for service, quality, hours of operation and enhanced facilities and amenities while also taking into account increased labor costs due to mandated minimum wage increases and staffing levels necessary to cover the increase in member use and participation we are experiencing. Labor & related personnel costs account for 67% of our overall expense so while there is no way to avoid a cost increase, and therefore a dues increase in 2024, the intention is to minimize the increase where possible without sacrificing the service and quality the membership expects. Throughout the budget cycle the Leadership Team works diligently, not only to reduce unnecessary spending, but also to review our programming very carefully and ensure your dollars are best spent. With the help and advisement of the various committees and Board, the Leadership Team will carefully evaluate all areas of the operation to find ways of generating additional revenues while also modifying or eliminating programs, services and non-essential expenses with the ultimate goal of continuing to elevate Forest Highlands’ stature in the world of private golf communities.

LEADERSHIP

Member experience is created by our staff and our team of employees plays a large part in the success of Forest Highlands and will play an even greater role in helping the community thrive in the coming years. A couple of quick reminders as we head into the Fall/Winter: • Voting for the Board Election is underway and concludes at 1pm on October 15 so please be sure to cast your ballot. The Bylaws require a majority of members to vote (50% +1) for a valid election and as of today (9/27) we have received votes from 52% of the membership. Thank you to those who have fulfilled one of your most important membership responsibilities and voted! Results will be announced via email and on the Member Website once the election has been certified on October 15 and all candidates have been contacted. • Please do not allow your dogs on the Putting Course – this amenity should be treated with the same care and respect as the putting surfaces on the golf courses and is strictly off limits to dogs and all pets as per Rule 2.17. • As cold temperatures will be returning soon, please note the important tips on page 28 for winterizing your home and most importantly your irrigation system. We have a number of fun events planned for you throughout the month of October including the Ponderosa, Oktoberfest, the Fall Festival & Halloween Family Trunk or Treat, the final Wine Dinner, and it’s not too early to begin making reservations for Thanksgiving Dinner To Go as it is only 8 Thursdays away! We look forward to entertaining you and your families throughout the winter and continuing to be your Paradise in the Pines. As this may be my final article as your General Manager, I want to close by expressing my thanks to all who have taken the time to send well-wishes to myself and my husband on our next chapter and life adventure. I appreciate everyone’s support and will cherish the memories of my time at Forest Highlands and the friends I have made. I look forward to continuing to see many of you in the coming weeks and yes, I have started the countdown now… only 11 weeks remain!

May the road rise up to meet you, may the wind be ever at your back. May the sun shine warm upon your face and the rain fall softly on your fields. And until we meet again, may God hold you in the hollow of his hand.

– Irish Blessing

With Utmost Gratitude,

Patty Ashbrook General Manager / COO

Did you know there is an Employee Scholarship Program? Everyyear since 1996,Forest Highlands

has made it possible for our employees to be part of a Scholarship Program in order to offset some of their education costs. The scholarship program is open to all returning hourly Forest Highlands employees who have worked at least one full season (1,000 hours) as well as the children of any full-time regular, year-round employee. Scholarship applications are reviewed by an independent Selection Committee comprised entirely of members from the public, and scholarships are awarded using an objective and non-discriminatory set of criteria based on academic performance, financial need, quality and content of the required essay submission, and recommendations provided by instructors or their Forest Highlands supervisor. Plain and simple, these scholarships provide financial assistance for some well-deserving young people. Since its inception in 1996 we have raised and awarded over $250,000 in scholarship monies. In 2022 we awarded scholarships to one hourly seasonal employee and three children of our hard-working full-time employees for a total of $5,375. It is through the generosity of our members that makes it possible for us to continue to assist our employees with their educational goals. All donations to the employee scholarship program are fully tax deductible as allowed by law. You can choose to donate by cash, check or member charge. Contact the Administration Office at info@fhgc.com to have a donation added to your membership account OR bring a check to the Office made out to FHEAGO. AMNESTY PROGRAM

Throughout the season a lot of our bar glassware disappears, and our inventory dwindles. We realize our property encompasses a broad area and it is often convenient to take your refreshments home with you. As we head into the fall season, we would greatly appreciate members returning glassware that may have been taken to your home. This will save the club some additional expense in the spring when we have to restock our glass inventory. Please bring your glassware to the Canyon Reservation Desk, the Meadow Host stand or wherever it is convenient. We greatly appreciate the return of any other items that may have been borrowed during the past fun-filled summer. - Mark Thomas

TAKING CARE OF THE COURSE

Repair Ball Marks Always repair ball marks on the greens promptly. Use a repair tool to gently push the edges of the mark back together, helping the grass recover more quickly. Make one, Fix Two. Replace Divots Fill divots with the provided sand and seed mixture or replace divots whenever possible. This promotes healthy grass growth and maintains a smooth playing surface. Make one, Fix Two. Rake Bunkers After playing a shot from a bunker, thoroughly rake the sand to remove footprints and club marks. This ensures that the next player has a fair and consistent lie. Observe Cart Path Entry and Exit Posts Follow cart path guidelines and enter the fairway at the entry post and keep cart in fairway and out of the rough and native grass. When exiting the fairway, please exit at the exit post located 50-75 yards from the green. Forest Highlands members play a crucial role in maintaining the quality and condition of our golf course. By practicing responsible and considerate behavior, members can help preserve the course's aesthetics, playability, and overall environment. Here's how members can take care of their golf course:

Observe Cart Restrictions Respect cart restrictions during wet or adverse conditions to avoid damaging the turf. Some areas may be designated as "cart-path only" to protect the course. Practice Proper Etiquette Be mindful of other golfers and maintain a reasonable pace of play, 4:10 or less, to prevent congestion on the course. Use Bunker Rakes Correctly When raking bunkers, use gentle, even strokes to level the sand and ensure a consistent texture. Place rake outside bunker parallel to the hole. Range Balls are for the Range ONLY The range balls used on the practice range at the Meadow and Canyon are to be used on the range only. These balls are never to be used on the course. Plus, they do not fly as far… By practicing these guidelines, members can help preserve the integrity of the course and create a positive experience for themselves and others. Responsible behavior contributes to the long-term health and enjoyment of the golf course for everyone involved.

REMINDER Rule 2.17 Pets, prohibits dogs from being on the Putting Course at all times. The grass on the Putting Course is not designed to withstand the damage caused by your pets and should be treated with the same care and respect as the putting greens on the courses.

TENNIS

Nicole Chambers, USPTA Elite Professional, IPTPA Pickleball Professional Director of Racquet Sports. Voted Top 10 Best Coach by The Tennis Channel 2021

Dear Members,

As we approach the final month of the season, I want to thank each of you for the most amazing season ever! The Team and I feel so grateful to be your “crew” and we are already looking forward to 2024. If you plan on coming to the courts this month, the construction of the Pro Shop extension begins on Monday, October 9th. Though the Pro Shop, bathroom, and court one will be shut down, courts 2-4 will still be available for booking. All scheduled program has come to an end, but please contact the Pro Shop if you would like a lesson or help with arranging some social tennis. We had a wonderful Labor Day Social at the courts and a very successful Ladies Member/Guest team event on September 8-9. Congratulations to the winning team, consisting of Captain and member Katie Foster, member Susan Hamilton and guests, Leigh, Bess, and Angelee. The runner-up team was Captained by member Ashley Valentine, member Amanda McCarthy and guests, Molly, Kate, and Maggie. We had excellent high-level play with very many close matches. We will be offering two such events next season. One for 4.0 USTA + and another for 3.0 – 3.5 USTA level players. Please be sure to book your spot early next season! September is budget preparation, which ties into our Calendar of Events. We will be sending out our survey at the end of this month. Please let us know what we did well and what we can improve on. Our Racquet Department desperately needs to show the Board that we are relevant and active! We had 3,297 members/ guests walk on to our tennis and pickleball courts during the month of July. Lets keep our Department relevant by telling the Board that we are grateful and growing!

Contact the Pro Shop if you would like a lesson or help with arranging some social tennis.

Have a safe and happy rest of the season! With love, YOUR ‘Crew”.

the middle of the season was tricky, but the way our pickleball “crew” and members handled it, made it a very smooth transition. My thanks go out to Ashlee Candelaria, Lead Pickleball Professional, who did a magnificent job preparing the programming, teaching lessons, and building relationships within our community and the pickleball industry at large. Ethan Fraser, Assistant Professional was in his first season as a pickleball pro and did a fantastic job of teaching lessons, managing the desk staff, and running events. I have been in the teaching profession for 31 years and I can tell you that we have very talented and professional staff! September is a beautiful month on the courts, which made our Labor Day Social a wonderful morning of tennis. We played “Hello/Good-bye” and saw a good mixture of levels and interest groups, come together to celebrate on the courts.

No partner required. Doubles and mixed doubles games, rotating with different partners while scoring points. Top point earners will play off for the trophy. Proceeds to benefit Breast Cancer. Snacks and drinks provided. $40 members/$50 guests. Registration mandatory and closes October 11.

September is the month we work on the budget for 2024. Our survey will go out at the end of the month. Please let us know what we did well and what you think we could improve on. We will still be open during October and will run open play on Saturday and Sunday mornings from 9:00am – noon.
