Dear Forest Highlands Members,
I feel honored to be sharing the first Voice in the Pines opening message for the 2024 calendar year! As previously shared in my welcome video message, I am elated that my family and I are now a part of your storied Forest Highlands Golf Club community. Since my first day on property, I have been working to get to know our amazingly dedicated team members, better understand our celebrated property, reviewing ongoing projects, and enjoying quality moments with you and your fellow members who have been out and about in our community since my arrival on January 10th. As you all know, our dedicated staff members here at Forest Highlands are truly exceptional. Each Director, Manager, Supervisor, and Associate I have had the pleasure of meeting thus far has been nothing but pleasant to me and full of passion for our community. Knowing we have such a tenured team excites me due to the fact our club’s rich history and traditions run deep within their purview along with the fact they have all been allotted the necessary time to build everlasting rapports with you, our amazing members. As I continue to grow my bonds with the team, I vow to go out of my way to support their efforts & needs while also inspiring a more innovative culture when it comes to daily execution within their departments, future programing, and enhancing member experiences here at the club. Forest Highlands Golf Club has a rich tradition of excellence which has included so many of you in it. While I am taking in our celebrated history and finding a better understanding for the property, I can’t help but become motivated to engage elements of the history so many of you have enjoyed into our exciting future ahead. I am a firm believer that our past provides necessary lessons for a brighter and more successful future. Knowing we have not only hosted numerous spectacular events for our membership but also nationally recognized outside golf events (I.E. 2006 USGA Mid-Amateur) we have a wealth of experiences and events to look back on as we strategize, coordinate, and execute future experiences and celebrations. In the coming months leading into our summer season, I am eager to learn more about our community’s past from both our tenured team and you, the membership!

LEADERSHIP
A primary goal of mine for the 2024 calendar year is to be consistently available and present within the community for our members, their families, and friends as much as possible throughout both the winter and summer seasons. This endeavor will not only allow me the necessary time to meet with as many of our outstanding community members as possible, but it will also provide the strong leadership engagement our community deserves. As we would all agree, Forest Highlands Golf Club is a very special place, and as the community leader, being available, visible, exploring our property, and engaging with membership will give our team the best opportunity to maintain our standing reputation as the finest golf community in the Southwest. I would like to conclude by once again thanking the GM/COO search committee for assigning me to be your community’s next leader. The extremely warm welcome I have already received from so many in my short time here on property at Forest Highlands Golf Club has truly made me feel at home. For those of you who I have yet to meet I want to extend an open invitation to email, call, or personally visit with me when you find yourself in our Paradise in the Pines. During the winter season months, you will be able to find me on property most weeks Tuesdays – Saturdays unless I have special meetings or events which may pull me away from the property. If you do not plan on being on property until our summer season is in full swing, please know I will be out and about all throughout our Memorial Day weekend celebrations. Also, from time to time, you may also see my family with me. I will strongly encourage my wife, Kelly, and our two boys, Callaway & Links, to join me at some of our larger events throughout the year to assure you are able to meet the entire Sutter ohana (family). P.S. Please be sure to view our February Calendar as we are not only serving Dinner at the Meadow Clubhouse most Thursday, Friday, and Saturday evenings, and our Rec Department hosting Kids Parties on Friday and Saturday Evenings, but we also have a few fun events planned to allow the whole family to fully enjoy our Paradise in the Pines throughout the winter season.

LEGACY SPECIAL MEMBERSHIP
It is with immense joy that we extend heartfelt congratulations to Mrs. Barbara Vincent on the remarkable occasion of her 100th birthday. This extraordinary milestone not only marks a century of a life well-lived but also celebrates the enduring legacy of a person who has been a beacon of wisdom, inspiration, and love within Forest Highlands. As we come together to honor this exceptional centenarian, let us express our deepest gratitude and warmest wishes for continued joy and well-being. Congratulations! Heartfelt
Do you have a family member who loves Forest Highlands as much as you do? Perhaps your brother-in-law or parent is an avid golfer, but they don’t want to purchase property? Immediate Family members have an opportunity to become a member at a reduced cost under the Special Membership category as a Legacy Special Member. Legacy Special Memberships are available for purchase by the immediate family of existing Forest Highlands’ members in good standing with the Club. Immediate family is defined in the Association Rules as parents, grandparents, children, grandchildren, siblings, parents-in-law and siblings- in-law. This is a great way to continue the membership privileges for your children who are now over the age of 25. They can become full-privilege members and you no longer have to pay for their guest fees! Legacy Special Members are subject to the same rights and obligations as Special Members of the Association as set forth in the Amendment to and Restatement of Declaration of Covenants, Conditions and Restrictions for Forest Highlands, as amended from time to time (the “Declaration”), the Articles of Incorporation, Bylaws, and Rules and Regulations of the Association. Legacy Special Members are responsible for paying all Regular, Reconstruction, Capital Improvement and Special Assessments.
The monthly dues rate for a Legacy membership is the same as the Regular membership at $1,410 per month for 2024.

The food selection was very good. A decent ribeye steak was on the menu. Hopefully they will keep the steak on the spring and summer menu. The tuna tar tar was delicious The shrimp on the shrimp scampi was good too.
Former Forest Highlands members are eligible to purchase at the Legacy rate as long as they would qualify under the same conditions as for an Exemption from the New Owner Capital Contribution Fee. Anyone interested in purchasing a Legacy Special Membership must fill out and submit the Special Membership Purchase Agreement and Special Membership Application Form. These forms can be obtained by contacting the Administration Office at 928-525¬9014 or by email at membership@fhgc.com. The cost for a standard Special Membership (available to non-family members) is $105,000 effective January 1, 2024.

For any changes to your lot or the exterior of your home please refer to the Development Standards. DRC Meeting dates are done on a monthly basis. DUE DATE Submittals are due by the 10th of each month to be reviewed in that month. A project that is submitted on March 8th will be reviewed in March, and a project submitted on March 12th will be reviewed in April. PLAN REQUIREMENTS (ONLINE ONLY)! Plan submittals are required to have a digital copy (PDF). Digital copies can be sent to designreview@fhgc.com SMALL PROJECTS Smaller projects such as landscaping, re-paints, dog runs, minor additions and other minor changes can be reviewed weekly by the DRC, typically on Thursdays.
Exterior HVAC equipment is required to be ground mounted adjacent to the residence and concealed from view from the street, neighboring properties, common areas and the golf course by walls of sufficient height. To assist with compliance for utility screen walls this year, our Concierge team from our Recreation Department is offering installation packages at capped costs using the HOFT screen wall system for both two-sided and three-sided utility screen walls. OPTION #3: ONE TIME SERVICE You will have the opportunity to schedule on a one-time basis, but we will not be accepting emergency calls. Snow Removal service will be by appointment only, and you will not be guaranteed a spot by the time requested. $90/hour with an hour minimum every time we clear your driveway.
OPTION #4: PATH LIST If you would like a path to your front door cleared for a Security House watch, it will be $35/hour with a one-hour minimum. All other paths will be $45/ hour with a one-hour-minimum DISCLAIMER: Driveways that are not cleared on a regular basis and have 4+ feet of snow accumulat- ed may incur an additional charge for equipment wear and tear.

The Thermal cover will remain on to conserve heat, please feel free to remove it or ask a recreation staff for assistance. Towels are located in the Pool Host Stand. Dispose of used towels at “Dirty Towel Bins’’ located at the Pool Deck entrance & exit. Please ensure the thermal cover is replaced on the jacuzzi once you have finished using it. Your cooperation is greatly appreciated. Pets are not allowed on the Pool Deck, except if they are leashed at the temporary dog parking zone available at the Peaks Café’ (Recreation Center) from 7 – 9am if picking up coffee or breakfast to go. Smoking is prohibited on the pool deck.

TRASH CAN PLACEMENT & DO NOT OVERFILL For safety, please place trashcans at the edge of your driveway (NONE OF IT SHOULD BE IN THE ROAD) and if there are multiple trashcans, spread them four feet apart. To help keep a clean community and avoid a fine due to a trash cleanup, it is important to avoid overfilling your trashcan. A trashcan with a propped open lid can result in litter being spread through the community due to animals and wind.
CONSIDERING HOUSE WATCH LEADING INTO THE WINTER MONTHS? If you are considering House Watch, please email Security at security@fhgc.com. Below is a snapshot of the program: WEEKLY HOUSE WATCH VISITS INCLUDE: • Check security of doors, windows, and locks • Check water heater for correct temperature setting • Check on or off status of water • Check house temperature and heat setting • Check for water leaks or storm damage • Exterior perimeter check of structure • Perform reasonable special instructions • Notify the homeowner of any discrepancies As a friendly reminder, members are responsible for providing a clear access path to your home during winter months. As of January 12, recent snowstorms have left approximately one to two feet of snow in your driveway.

HOUSE WATCH UPDATE
ROAD CONDITIONS LEADING TO FLAGSTAFF (I-17 and I-40) & WEATHER FOR FLAGSTAFF While Security monitors and provides road conditions for Forest Highlands, it is difficult to keep up on highways/ interstates conditions leading to Flagstaff. If you are not aware of road and weather conditions, below are a few resources to help with road conditions and weather forecasts: -Arizona road conditions can be obtained by calling 511 or the internet, www.az511.gov/traffic -National Weather Service visit www.weather.gov/flagstaff or www.noaa.gov If you have general questions about Forest Highlands road conditions or need a drive by to check on approximate snow level at your driveway, contact the Security Department at security@fhgc.com or (928) 525-9090.
During this past summer House Watch services were discussed extensively during the August, September and October Security Committee meetings. The Security Committee conducted research on similar programs offered locally and, in the Valley, and it was determined the “going rate” for this service starts at $200 a month. The House Watch service is similar to services offered through the Concierge department and is voluntary, the committee felt it important the fee paid by the members using the service fully cover the cost of the labor, vehicles, fuel, liability insurance and supply costs associated with the service. The committee also noted that the hard costs have been substantial over the past 5 years and the fee for House Watch has not kept up with these increases, meaning other members not using the service are covering the cost of the program for those that do. The committee members recommended a two-tier fee structure at $125 month for homes 3,000 sq. ft. and under and $175 month for homes in excess of 3,000 sq. ft. Leadership (Security Director, GM & AGM) suggested a series of smaller incremental increases over 2-3 years, however the committee voted in favor of the one-time increase. The Board was aware of the Security Committee discussions and also discussed the proposed fee increase at the August, September, October & November board meetings and the final vote was a flat increase regardless of home size to $125 month. The Forest Highlands community had 42 home and lot sales in 2023, totaling $69,105,960. Thirty-six of those sales were homes averaging $1,851,554. The Meadow average price per square foot was $692, and the Canyon’s was $535. Pine Canyon had slightly fewer sales than FH at 30 resale homes. The average home was $2,718,550. The price per square foot averaged $754. Flagstaff Ranch had 34 resale homes sold, with an average home sale at $1,403,813 and an average price per square foot of $452.
